No. 60446 submitted by Martin Martens and Claire Hilscher on behalf of Don and
Lynne Hubbard, to vary the minimum setback requirement from 15 metres
horizontal distance from the natural boundary or within 18.0 metres horizontal
distance from a stream centerline, whichever is greater to a minimum of 10.8
metres from the natural boundary to allow for a 150 m2 building envelope within
the Electoral Area H Official Community Plan Hazard Lands and Environmentally
Sensitive Features Development Permit Areas (within 30 metres of a Coastal Area
and 15 metres of Watercourses and Streams) for the property legally described
as Lot 83, District Lot 1, Newcastle District, Plan 20442 be approved, subject
to the requirements outlined in Schedules No. 1, 2 and 3 and notification

VIP76413 be approved subject to the conditions outlined in Schedule Nos. 1, 2,
